Approach to Client Interaction
Discussion:
Following an introduction to the potential client, a brief outline of the range of services that is available to client is presented. Generally, this meeting is to secure the client’s interest in using our services and understanding of the client’s needs.
Concept & Planning:
With the client’s input of their requirement for the project, a conceptual plan will be made incorporating their requirement and our ideas. This will be the proposed plan that will give a general outline of the project.
Presentation:
Upon completion of the conceptual plans, a presentation of the project will be made to the client. This presentation will encompass the concept of the project as well as a brief on the project. A cost analysis may also be presented, if required. During the presentation, the client’s opinion will be noted and deliberated for incorporation into the design at the future stage.
Negotiation:
If the client accepts the proposal made to them, negotiation will then be made to finalize the Contract. The scope of work and payments will be part of the discussion.
Contract:
A Contract based on the agreed term will be formalized. If a turnkey construction Contract is desired, a formal letter for Power of Attorney shall be issued by the client to enable us to act on their behalf in regards to the project only.
Drawings:
Preparation of the complete plans for the project will be made and submission to the authority for approval with be made. Appointments of various licensed professional to handle the submission and approvals will also be made at this stage.
Construction:
Contractors for the various trade of construction will be appointed. Project management of the site and work will remain with us.
Completion & Handling Over:
Upon completion of the project, the work will be handled over to the client. There will be a defect liability period of 12 months after completion of the project, whereby all defects arising from the construction will have to be rectified.
